Certified Builder Application Requirements
The BIAW Certified Builder accreditation program provides home builders a quality certification program reflecting their attainment of established criteria based on financial responsibility, professionalism, knowledge, skills, and abilities. For purposes of the Application, "Applicant" shall refer to the Business/Company and the Qualifying Individual applying for certification.
All applications for Certified Builder are subject to approval by the Building Industry Association of Washington which has the exclusive right to accept or deny certification. Submission of an application does not guarantee program admission or certification.

To receive Certified Builder status, you must:
- Submit References: Applicants submit two suppliers, subcontractors and homeowner references for projects completed in the past 5 years for verification.
- Provide Education and Work Experience: Applicants provide a list all of their work experience and education, including professional designations.
- Comply with a Superior Code of Conduct: Applicants must agree to and follow a well-defined set of standards as professionals in the home building industry.
- Provide Higher Insurance Coverage: Applicants must maintain insurance coverage that surpasses the minimum and general insurance coverage required by state law.
- Offer Homeowner Warranties: Applicants must offer a warranty provision.
- Use Clear Contracts: Applicants must use contracts that clearly define the construction agreement between the homeowner and the builder.
- Agree to Mandatory Binding Arbitration: Applicants offer arbitration to their homeowners as an alternative to litigation.
- Provide a Homeowners Guide: Applicants provide maintenance guides for the care and maintenance of their homes.
Application Process
As part of the application process you will be providing personal information about yourself as the qualified individual and your company as the certifying company. To make the application process quick and easy, you’ll find it helpful to have the following information ready before you begin. - Company information including any/all federal/state/corporate ID numbers, insurance types and amounts of coverages, workers comp L & I account ID# and business financial institutions
- Qualifying Individual professional/occupational registration numbers, as well as experience/work history
- Reference names and contact information for two (2) each recent suppliers, subcontractors and homeowners
Providing the requested information gives BIAW permission to contact you, your references, insurer and/or financial institution via the methods listed. If extra pages are necessary to complete any item, each extra page should have the name of the Applicant at the top and should clearly designate the Section/Item number for which the information is being provided.
Acknowledgements
Applicant agrees to the following with the understanding these representations will be relied upon by BIAW when considering this application for Certified Builder and that such agreement is a condition to certification:
- The Applicant agrees to indemnify, defend and hold harmless the BIAW and any of their officers, directors, agents, committees and employees from any liability, claims, costs, damages or expenses, including reasonable attorneys fees, arising from or relating to inaccurate or incomplete information contained in the Application or Renewal Application or from the Applicant’s failure to abide by the Code of Conduct and Policies and Procedures , any covenant made by Applicant in this Application, or other rules regulating certification.
- While it is expected that the BIAW and this certification program will continue indefinitely, there will be no liability on the part of the BIAW or any of their officers, directors, agents, committees and employees if this program is discontinued or the BIAW is dissolved.
- While any certification pursuant to this application remains current, the Applicant will continue to meet the current criteria for certification set forth in the Code of Conduct and Policies and Procedures and will immediately notify the BIAW if they cease to do so.
- The Applicant understands that reference forms will be sent by the BIAW to the references listed in the Application and the Applicant consents to such forms being sent and reviewed by the BIAW.
- The Applicant understands and agrees that all information gathered from this application except for financial, proprietary, or confidential information, may be shared with the public either verbally or through documentation.
- The Applicant acknowledges that the BIAW requires designees to offer mandatory binding arbitration clauses in all of their sale and construction contracts with homeowners as well as in all of their warranties to homeowners, unless prevented from doing so because of the unwillingness of the homeowner to agree to such a clause.
- The Applicant is not currently a debtor in any bankruptcy proceeding.
- The Applicant agrees all construction will be in compliance with all appropriate local, and state building codes and regulations.
